The Bank of Israel rate influences financing conditions and prime-based tracks. It is not your personal mortgage rate. Margins, offer terms and the timing of changes are governed by your loan agreement.

Consumer Price Index

CPI measures changes in a consumer basket, not house prices. In an index-linked track, the indexation mechanism can change principal and payments under the loan contract. Monthly and 12-month changes are different measures, neither of which forecasts future inflation.

This is a banking-system average for new fixed-rate, unlinked housing loans to households. It covers different borrowers and terms, not an offer from a particular bank. Your rate depends on term, loan-to-value, affordability and negotiation, among other factors.

This is a banking-system average for new fixed-rate, CPI-linked housing loans to households. The quoted rate does not include a forecast of additional CPI indexation. A lower stated rate does not by itself make this track cheaper than an unlinked loan.

Sources, updates and limitations

The source API does not supply a separate publication date; the observation period is not necessarily its publication date.

Rate observations come from the Bank of Israel public statistics API; CPI comes from the CBS API, series 120010. Each indicator includes its exact series code and a link to source data.

The policy rate uses the latest available daily observation. Its chart keeps the final available observation in each month, not a monthly average or the date of a policy decision. Other series are monthly; observation dates follow the source dataset.

Sources are checked whenever the site is rebuilt. This page serves a saved snapshot and does not fetch fresh source data on every visit. After 48 hours without a check, a warning appears; this does not prove the value has changed. Source failures never replace verified data with estimates.
